Lake Hartwell Lots are currently in very high demand. Considering how crowded Lake Lanier has become, and how expensive property is on Lake Burton, it is no wonder. Being the largest lake in Georgia, and so close to I-85, lake lots on Hartwell Lake are considered by many to be a bargain. However, they can be quite expensive, especially for deep water lots.

The price of Lake Hartwell property has been steadily and rapidly increasing since the lake was completed in 1963. Land that was often bought for only a few hundred dollars per acre during the sixties is now worth as much as several hundred thousand dollars per acre. It has been and continues to be an excellent investment for many people, especially with the high rate of annual appreciation on Lake Hartwell Property.

Some of the less expensive lots on hartwell lake are, in my opinion, not really suitable for building. Many of these cheaper lots would need extensive grading to become a suitable homesite. A nice, non-dockable lot will currently cost somewhere around $80K, minimum. A good, dockable lot will usually cost at least twice this much. To get a very nice, dockable lake lot, you should expect to spend $200K or more. The very best lots can cost as much as $400,000 or more on Lake Hartwell.
